Condo Renovations in Etobicoke

Renovating a condo is half construction and half paperwork. We have worked through the approval processes in Etobicoke's waterfront and Islington-City Centre towers, and we plan the job around the building's rules rather than fighting them.

What we do

  • Board approval packages, drawings and insurance certificates
  • Service elevator booking and corridor protection
  • Kitchen and bathroom renovations within riser constraints
  • Custom millwork and full-height storage for small floor plates
  • Compliant acoustic underlay beneath hard flooring
  • Work scheduled inside building noise and access windows

Board approval comes before anything else

Nearly every condo corporation requires written approval before work starts, and most require a package that includes scope drawings, contractor proof of insurance with the corporation named, WSIB clearance, and often an engineer's letter for anything touching a wall that might be structural or any change to plumbing risers.

Approval timelines are the most underestimated part of a condo renovation. Boards frequently meet monthly, so a package submitted a week late can cost four weeks. We prepare the submission early and follow it through rather than waiting for you to chase it.

Working inside a building's rules

Most corporations restrict work to weekday business hours, require the service elevator to be booked and padded in advance, specify protection for corridors and lobbies, and set rules on where materials can be staged and when waste can be removed. Some prohibit certain work entirely during specified periods.

We build these constraints into the schedule up front. A condo bathroom that would take three weeks in a house realistically takes four to five once elevator booking and restricted hours are accounted for — and a quote that ignores that is a quote that will slip.

What can and cannot be changed

The unit boundary matters. Plumbing risers, the building envelope, balcony slabs and window assemblies are almost always common elements you cannot alter. Non-structural partitions inside the unit usually can be moved, but concrete shear walls and columns cannot, and the difference is not always obvious from inside a finished unit.

Moving a kitchen or bathroom away from the existing stack is the request that most often fails review, because drainage needs fall and a concrete slab cannot simply be cut. We establish what is actually possible during the first visit so the design work is not wasted.

Small floor plates reward precision

Condo units make every centimetre count, which makes custom millwork and careful storage design worth more here than almost anywhere else. Built-in wall units, integrated appliances, pocket and sliding doors, and full-height storage recover space that standard furniture wastes.

Flooring is worth attention too: most corporations mandate a minimum acoustic underlay rating beneath hard flooring, and installing without it is one of the few renovation mistakes that can result in an order to remove finished work.

Common questions

How long does condo board approval take?

It varies by corporation, but four to eight weeks from a complete submission is common because many boards meet monthly. Incomplete packages are the usual cause of delay. We prepare and submit the package early so approval runs in parallel with design and ordering rather than after it.

Can I move my kitchen or bathroom to a different wall?

Often not far. Drainage needs fall toward the existing stack and the floor is concrete, so relocating fixtures more than a short distance is frequently impractical or prohibited. We assess what is achievable on the first visit so design time is not spent on something that will be refused.

Do you carry the insurance my condo corporation requires?

Yes. We carry commercial general liability and WSIB coverage, and we can issue certificates naming your condominium corporation as required by the approval package. This is one of the most common reasons submissions get returned, so we prepare it up front.
