Energy-Efficient Home Upgrades in Etobicoke

Most energy upgrades are sold in the wrong order. Windows are the most visible and the slowest to pay back; air sealing is invisible and usually the fastest. We sequence the work by what actually reduces your bills.

What we do

  • Blower-door-informed air sealing
  • Attic bypass sealing and insulation top-ups
  • Rim joist sealing and insulation
  • Wall insulation during renovation work
  • High-performance window and door replacement
  • Heat recovery ventilation
  • Cold-climate heat pump coordination

Air sealing before insulation, insulation before windows

In a typical older Etobicoke house, uncontrolled air leakage moves more heat than conduction through the walls does. Sealing the attic hatch, top plates, plumbing and wiring penetrations, rim joists and around windows costs a fraction of any other measure and delivers a disproportionate share of the improvement.

Attic insulation is next: it is the cheapest place to add meaningful R-value and the easiest to access. Wall insulation and window replacement come after, because both cost considerably more per unit of heat saved. Replacing windows in a leaky, under-insulated house is spending the most money on the least effective measure first.

Where older houses actually lose heat

The rim joist — the band of framing at the top of the foundation wall — is one of the largest and most consistently neglected sources of loss and draughts in houses of this age. Sealing and insulating it is quick, inexpensive and immediately noticeable in rooms above.

Attic bypasses are the other major one: gaps around chimneys, bathroom fans, pot lights and interior wall top plates that let heated air pass straight into the attic. Adding insulation over unsealed bypasses buries the problem instead of fixing it, and can cause ice damming and moisture problems in the attic.

Ventilation is not optional once a house is tight

A house that has been properly air sealed needs mechanical ventilation. Historically, older houses ventilated themselves through their leaks, at considerable cost in heat. Once you close those leaks, indoor humidity and pollutants need a controlled path out.

A heat recovery ventilator supplies fresh air continuously while recovering most of the heat from the outgoing stream. On any substantial envelope upgrade we treat ventilation as part of the same scope rather than an optional extra — it protects both the building and the people in it.

Windows, heat pumps and rebates

When windows do reach end of life, the specification matters: low-emissivity coatings, argon or krypton fill, warm-edge spacers and insulated frames, with the installation properly air sealed and flashed. A high-performance window fitted badly performs like a cheap one.

Cold-climate air source heat pumps have become genuinely viable in southern Ontario and work best in a house whose envelope has already been improved, because a tighter house needs a smaller and cheaper system. Federal and provincial incentive programmes for envelope and heat pump work change regularly — we will tell you what is currently available and what it requires, such as pre- and post-upgrade energy assessments.

Common questions

What single upgrade gives the best return?

For most older Etobicoke houses, air sealing combined with topping up attic insulation. It is comparatively inexpensive, can usually be done in a day or two, and addresses the largest single source of loss. Windows are far more visible but take much longer to pay back.

Are there rebates available?

Federal and provincial programmes for insulation, windows and heat pumps exist and change regularly, and most require a pre-upgrade and post-upgrade energy assessment by a registered advisor to qualify. We will tell you what is currently running and what the sequence requires, but the assessment itself is done by an independent advisor.

Will air sealing make my house stuffy?

It will, if ventilation is not addressed at the same time. That is why we include mechanical ventilation in the scope of any substantial air sealing work. A heat recovery ventilator gives you continuous fresh air while keeping most of the heat you paid for.
